The community comparison I produce most often for first-time Jupiter and Palm Beach Gardens investors is the one between Abacoa and PGA National. Both are excellent rental communities; the difference is in HOA complexity and tenant profile. Abacoa has the deepest applicant pool (school-district families across multiple price points), the most established management company contacts, and the most predictable approval process. PGA National has a more complex governance structure, a smaller qualified applicant pool at its higher price points, but also commands significantly higher rents. For an investor who is new to HOA community management, Abacoa is the more forgiving first experience. For an investor who is comfortable with HOA complexity and wants premium rents, PGA National or BallenIsles may be the right choice.
